Cap Rate (n.)

A cap rate is simply a formula. It’s the ratio of a rental property’s net operating income to its purchase price.

Cap Rate = Net Operating Income (NOI) ÷ Purchase Price.

The lower the cap rate, the lower the risk.

I often say I’m the happiest guy in every deal — because when decisions are made in partnership with others applying their expertise, the results are always better.
