Deal I'm Doing

Kansas City

With Touzi Capital and FTW Investments as lead sponsors, Ritvest is proud to assist with the acquisition of 171 units in Independence, Missouri. This is a value add, Class C apartment complex that will immediately begin upgrades for our tenants.

CRUSHING IT TIP #1

Valentine’s Day is in a month.  Buy your significant other something today.  Just order it.  There is no such thing as the perfect gift.

There is such a thing as “thought that counts” and most of you, like me, welcome assistance in being thoughtful —  your brain only holds so much, especially lately. #crushingit

Wine You'll Love

Rely on the reds

Once upon a time I owned a wine company. If you don’t have a bottle of Red Zinfandel in your home, it is time to restock. Most of us think red wine goes with meat, but in reality, red Zin goes with *everything*.

Someone I know…

Someone you should know

Supporting your friends and network means highlighting the work of the people who constantly impress me. Each month you’ll see me applauding and highlighting someone I know’s content that resonated with me.

Have an inspiring friend or colleague? Send them my way!

The Smartless Podcast

Jason Bateman, Sean Hayes, & Will Arnett did something totally unique and started a podcast in 2020. One host invites a famous friend to guest and chat for an hour and the other two find out when the pod begins.

Cap Rate (n.)

A cap rate is simply a formula. It’s the ratio of a rental property’s net operating income to its purchase price.

Cap Rate = Net Operating Income (NOI) ÷ Purchase Price.

The lower the cap rate, the lower the risk.

Why I Do This

Informed Investing

For the past 20 years, I’ve lived entrepreneurship, M&A deals, business plans and startups. Each venture requires rigor, relationship building, evaluating risk and reward. I often say I’m the happiest guy in every deal — because when decisions are made in partnership with others applying their expertise, the results are always better.

Disclaimer:  Ritvest on the 10s is the product of Eric Ritvo and Ritvest.  It is not investing advice.  Heck, it is not any advice.  It is stuff I put together and then lives on my website.  This is barely marketing.  Ritvest was founded with an abundance mentality, the ability to pick and choose and working with people we like.  This is not an advertisement for anything other than connecting with me.

QUOTE OF THE MONTH: Imitation is the highest form of flattery.
